HOUSE RULES & TERMS OF OCCUPANCY
By confirming a reservation and occupying the property (“Property”), the Guest agrees to comply with all rules, terms, and conditions outlined below. Violation of these rules may result in immediate termination of stay without refund.
1. OCCUPANCY & USE
The Property is for short-term residential lodging only.
No parties, events, receptions, or gatherings without prior written consent from Owner.
Maximum overnight occupancy is limited to the number stated in the booking confirmation.
Unauthorized guests may result in immediate eviction without refund.
2. RATES, FEES & PROMOTIONS
Standard nightly rate: $399 per night.
Special promotional or discounted rates may apply and are:
Limited to specific dates,
Subject to availability,
Non-transferable,
Valid only for the originally booked stay.
Promotional rates do not establish precedent for future bookings.
Taxes, cleaning fees, platform fees, and optional services may apply separately.
3. CHECK-IN & CHECK-OUT TIMES
Standard Check-In Time: 3:00 PM
Standard Check-Out Time: 10:00 AM
These times are strictly enforced to allow for proper cleaning, inspection, and preparation of the Property.
Early Check-In / Late Check-Out
Early check-in or late check-out is not guaranteed and must be approved in advance.
Approval is subject to availability and operational constraints and may include an additional fee.
Unauthorized early arrival or late departure may result in additional charges.
Exceptions & Promotional Stays
Certain bookings, promotional stays, or extended reservations may include adjusted check-in or check-out times.
Any exception must be explicitly stated in writing in the booking confirmation.
Special or promotional timing does not establish precedent for future reservations.
Failure to vacate the Property by the stated check-out time may be treated as a holdover, and Guest may be charged additional fees or removed as permitted by law.
4. NOISE & NEIGHBOR RESPECT
Guests must respect neighbors at all times.
Quiet Hours: 10:00 PM – 7:00 AM.
Excessive noise, music, yelling, or disruptive behavior may result in immediate termination of stay.
5. SMOKING, VAPING & SUBSTANCES
No smoking, vaping, or electronic cigarettes inside the Property.
No illegal drugs on the Property at any time.
Violations may result in cleaning fees, damage charges, and immediate eviction.
6. PET POLICY
No pets allowed. No exceptions.
Unauthorized pets will result in immediate removal and additional cleaning or damage charges.
7. PARKING RULES
Parking is permitted for up to five (5) vehicles:
Directly in front of the house, or
On the side driveway (steep concrete drive – use caution).
No parking:
In the roadway,
In open or shared driveway areas,
Blocking access for emergency or service vehicles.
Improperly parked vehicles may be towed at the vehicle owner’s expense.
8. CARE OF PROPERTY
Guests agree to maintain the Property in good condition.
Kindly return all furniture and household items to their original locations prior to checkout.
Owner will handle all linens and bedding.
Guests are responsible for:
Cleaning dishes or placing them in the dishwasher,
Disposing of food and trash properly.
Damage, excessive mess, or missing items will be charged to the Guest.
9. LAKE USE & BOATING COMPLIANCE
All lake activities are at Guest’s own risk.
Guests must comply with all local, state, and federal boating laws.
Missouri Boater Education Law (effective January 1, 2005):
Any person born after January 1, 1984 must successfully complete a Missouri Boater Education Course before operating a motorized vessel.
Owner assumes no responsibility for accidents, injuries, or violations related to lake use.
10. SAFETY & LIABILITY
Guest assumes full responsibility for:
Personal injury,
Loss or damage to personal property,
Use of the dock, lake, driveway, stairs, and outdoor areas.
Owner is not liable for accidents, injuries, or loss resulting from misuse or failure to follow rules.
Children must be supervised at all times.
11. ENFORCEMENT & TERMINATION
Failure to comply with these rules may result in:
Immediate termination of stay,
Removal from the Property,
Loss of remaining nights without refund,
Additional charges for damages, fines, or cleaning.
Local law enforcement may be contacted if necessary.
12. AGREEMENT
Occupancy of the Property constitutes full acceptance of all House Rules & Terms of Occupancy.
