Welcome to your lakeside getaway at the 90 MM! This 5-bedroom, 2-bath home sleeps 12+ and is packed with charm and character. Enjoy a fully stocked kitchen, spacious living areas, and bedrooms designed for comfort—including two kings, a queen, two fulls, and bunk beds for the kids. The lower level features a game room with pool table, smart TVs with YouTube TV, and plenty of books, puzzles, and games for laid-back evenings.

Step outside to a private dock perfect for swimming, fishing, or just soaking in sunrise views from the quiet cove. Roast marshmallows by the fire pit, take the kayaks for a paddle, or fire up the pizza oven for lakeside dinners.

Yes—it’s a classic lake house, and with that comes a few quirks: creaky floors, steep stairs to the dock, a sloped driveway, and the occasional sulfur scent from the well water (we’ve got a whole-home filter and drinking water ready for you). But what you get in return is peace, privacy, and a place full of memories waiting to happen.

House Rules

BLUE BAYOU
HOUSE RULES & TERMS OF OCCUPANCY

By confirming a reservation and occupying the property (“Property”), the Guest agrees to comply with all rules, terms, and conditions outlined below. Violation of these rules may result in immediate termination of stay without refund.

1. OCCUPANCY & USE

The Property is for short-term residential lodging only.

No parties, events, receptions, or gatherings without prior written consent from Owner.

Maximum overnight occupancy is limited to the number stated in the booking confirmation.

Unauthorized guests may result in immediate eviction without refund.

2. RATES, FEES & PROMOTIONS

Standard nightly rate: $399 per night.

Special promotional or discounted rates may apply and are:

Limited to specific dates,

Subject to availability,

Non-transferable,

Valid only for the originally booked stay.

Promotional rates do not establish precedent for future bookings.

Taxes, cleaning fees, platform fees, and optional services may apply separately.

3. CHECK-IN & CHECK-OUT TIMES

Standard Check-In Time: 3:00 PM

Standard Check-Out Time: 10:00 AM

These times are strictly enforced to allow for proper cleaning, inspection, and preparation of the Property.

Early Check-In / Late Check-Out

Early check-in or late check-out is not guaranteed and must be approved in advance.

Approval is subject to availability and operational constraints and may include an additional fee.

Unauthorized early arrival or late departure may result in additional charges.

Exceptions & Promotional Stays

Certain bookings, promotional stays, or extended reservations may include adjusted check-in or check-out times.

Any exception must be explicitly stated in writing in the booking confirmation.

Special or promotional timing does not establish precedent for future reservations.

Failure to vacate the Property by the stated check-out time may be treated as a holdover, and Guest may be charged additional fees or removed as permitted by law.

4. NOISE & NEIGHBOR RESPECT

Guests must respect neighbors at all times.

Quiet Hours: 10:00 PM – 7:00 AM.

Excessive noise, music, yelling, or disruptive behavior may result in immediate termination of stay.

5. SMOKING, VAPING & SUBSTANCES

No smoking, vaping, or electronic cigarettes inside the Property.

No illegal drugs on the Property at any time.

Violations may result in cleaning fees, damage charges, and immediate eviction.

6. PET POLICY

No pets allowed. No exceptions.

Unauthorized pets will result in immediate removal and additional cleaning or damage charges.

7. PARKING RULES

Parking is permitted for up to five (5) vehicles:

Directly in front of the house, or

On the side driveway (steep concrete drive – use caution).

No parking:

In the roadway,

In open or shared driveway areas,

Blocking access for emergency or service vehicles.

Improperly parked vehicles may be towed at the vehicle owner’s expense.

8. CARE OF PROPERTY

Guests agree to maintain the Property in good condition.

Kindly return all furniture and household items to their original locations prior to checkout.

Owner will handle all linens and bedding.

Guests are responsible for:

Cleaning dishes or placing them in the dishwasher,

Disposing of food and trash properly.

Damage, excessive mess, or missing items will be charged to the Guest.

9. LAKE USE & BOATING COMPLIANCE

All lake activities are at Guest’s own risk.

Guests must comply with all local, state, and federal boating laws.

Missouri Boater Education Law (effective January 1, 2005):

Any person born after January 1, 1984 must successfully complete a Missouri Boater Education Course before operating a motorized vessel.

Owner assumes no responsibility for accidents, injuries, or violations related to lake use.

10. SAFETY & LIABILITY

Guest assumes full responsibility for:

Personal injury,

Loss or damage to personal property,

Use of the dock, lake, driveway, stairs, and outdoor areas.

Owner is not liable for accidents, injuries, or loss resulting from misuse or failure to follow rules.

Children must be supervised at all times.

11. ENFORCEMENT & TERMINATION

Failure to comply with these rules may result in:

Immediate termination of stay,

Removal from the Property,

Loss of remaining nights without refund,

Additional charges for damages, fines, or cleaning.

Local law enforcement may be contacted if necessary.

12. AGREEMENT

Occupancy of the Property constitutes full acceptance of all House Rules & Terms of Occupancy.

The space
This charming 5-bedroom, 2-bathroom lake house invites you to embrace serene lakeside living. As you step through the front door, you're welcomed into a spacious kitchen and an inviting upstairs sitting area. The main level comprises three bedrooms: Room #1 boasts a King size bed with stunning lake views, Room #2 offers two full beds, and Room #3 features a set of bunk beds (4 twin beds). Downstairs houses two additional rooms, one with a king bed and the other with a queen bed.

Parking space for 4-5 vehicles is available in front of the home; however, street parking isn't permitted. Your comfort is our priority, with provided amenities like shampoo, conditioner, and soap in each bathroom, basic spices, cooking supplies, office essentials in the upstairs desk, and functional internet for streaming or business calls.

Entertainment options abound, from a selection of books, DVDs, puzzles, and games to fishing gear, marshmallow roasters, beach towels, throw blankets, and even a pool table in the game room. Smart TVs equipped with a YouTube TV subscription offer access to basic cable channels. Feel free to use everything within the cabinets and closets.

It's important to note that this 50-year-old home, though cared for lovingly, retains its character and some quirks. The property's slope means navigating numerous stairs to reach the dock, and the interior stairs might be steeper than usual, leading to the game room, laundry area, extra beds, and a lounge space. You may notice creaky floors and signs of aging in certain areas; it's the charm of older lake houses.

The community's lake water well may emit a sulfur smell from the water heater, especially if it hasn't been used recently. For convenience, a 5-gallon cooler of drinking water is provided, alongside a whole-home water filter.

The driveway is steep, which might be unsettling initially, but is manageable with regular vehicles. About a mile of gravel roads off the highway leads to the property.

Approaching the house, a serene water-flowing roadway is crossed, safe for most of the year. However, an alternate route around the smaller pond to the South is available in case of weather-related concerns.

We hope you cherish this retreat as much as we do, embracing its unique character. While not a luxury resort, it promises a peaceful escape from our everyday world.
